If your home is messy and cluttered you cannot stage it. Spend some quality time giving your home a deep cleaning. This may include the baseboards, ceilings, and even cleaning items as small as the light switches. Cleaning the carpets and floors can make a huge difference in the appearance of your home.
Reduce the Furniture
We buy furniture because we like it and because it is comfortable. But, when you are staging your home, take square footage into consideration. How small a room looks may affect the value that a buyer may place on it. Use appropriately sized furniture. It may be to your advantage to remove one or two pieces of furniture per room. Adding usable square footage to a room can be an advantage when putting your home on the market.
Arrange Furniture Accordingly
Complementing a room with furniture is very important in selling your home. Not that an empty house won’t sell, but a properly staged home allows the potential buyers to easily picture how their furniture may fit in the house. Create focal points in each room, for example in the bedroom, the bed should be the focal point.
Add Color Accents
Something as simple as a fresh coat of paint can add a little pop to a room, while also making the house look fresh and clean. Painting with natural colors is best, but don’t be afraid to use stronger colors as accents. Adding a colorful vase to a room or a set of colorful pillows can add character to room without breaking the bank.
Rooms to Stage
Use staging to highlight the most lived-in rooms of the house. The living room, kitchen, and master bedroom are where buyers will spend most of their time, so make those impressions count. Staging need not be hard, time consuming, or costly. While the average cost of staging is $650, 50% of those who staged spent $300 or less.
