    Top 10 Questions You Should Be Asking Your Buyer’s Agent

    1. Are you a solo agent or do you work on a team as a buyer’s specialist?

    2. What is your fee for representing me on purchasing a home?

    We are free to use.

    3. What is my first step in the buying process?

    Getting pre-qualified with a lender, and meeting with a Buyer Specialist for a consultation.

    4.What does it mean to be pre approved and how does that benefit me?

    To be pre-approved for a mortgage loan means that a lender has evaluated your creditworthiness and has made a commitment to extend you a loan up to a specified amount. The pre-approval will say how long it is valid for and may contain some other conditions for you to get the loan. But in general, a pre-approval means that the lender is ready to make you a particular mortgage loan based on the information you provided at the time of your pre-approval.

    A pre-approval letter gives you and your Buyer’s Agent a great starting point in your home search. It gives you a price range and allows you to select an area that best suites your needs and shows the seller’s agent you are serious.

    5. What is the standard time frame once we go under contract to closing on my new home?

    The real estate market in Texas is firing on all cylinders. Homes are selling in record time and multiple offers are almost always the case with such a low inventory. Therefore as soon as 10 days with a cash transactions, up to potentially a 60 day close with financing but the average time is 30 days.

    6. What will you as an agent do for me other than plugging me into an automated home search on MLS?

    7. How many homes can I look at in one day?

    Generally, we only look at no more than 6-7 homes at a time. The reason for this is that by the time we get to the last, it can be difficult to remember the 1st. and we always want to be able to rate the homes we see.

    8. Does it cost money to make an offer?

    Doesn’t cost a dime, only when the offer is accepted do we need any money.

    9. Once I am under contract, what will you need from me?

    We will need two checks, 1 for Earnest Money, 1 for Option Money. Then we will need our clients to have open contact with their lender to move the loan process along. We will help you set up inspections and access the home to walk through again.

    10. What happens if there are multiple offers on the home I love?

    The Heyl group has aggressive tactics to place you in the best shape to win without paying too much for the home. It is our goal to insure we do all that we can to make your offer stand out above the rest.
